Not a pre-qualification. A pre-approval tells you the real number and makes your offer worth taking seriously.
Agree how your agent is paid
Since 2024, buyers sign a written agreement with their agent before touring. It says what your agent does and what they're paid, and it's negotiable.
Tour and compare
We line up showings and tell you what we see, including what would be expensive later.
Write the offer
Price is one line. The deposit, the inspection window, the financing and appraisal terms and the closing date matter just as much.
Inspect, appraise, insure
Use the inspection period. In this part of Louisiana, get flood and wind insurance quotes early — they move the monthly payment more than people expect.
Clear to close
Title work, final walkthrough, then signing. We stay on the dates in between.

Common buyer questions
Does it cost me anything to have a buyer's agent?
It depends on what you agree to. Your agent's pay is set in the written agreement you sign with them, and it can be paid by you, by the seller if they've agreed to contribute, or by a mix. Ask for it in writing before you tour.
How much do I need for a down payment?
That depends on your loan. VA loans allow no down payment for eligible buyers, USDA rural loans also allow zero in qualifying areas, FHA starts at 3.5% and conventional loans start around 3% to 5%. Your lender's pre-approval gives you the real figure.
Do I need flood insurance in Baton Rouge or Ascension Parish?
Your lender requires it if the home sits in a high-risk flood zone. Plenty of homes here flood outside those zones too, which is why we get quotes during the inspection period. Check the address on FEMA's flood map and the parish floodplain office.
How long does closing take?
Usually 30 to 45 days from an accepted offer, driven by your lender and title work. Cash purchases can close faster.
