Why a person, not an algorithm

What online estimates can't see

Automated estimates work from public records. A price opinion from someone who knows your area accounts for what the records miss.

Online estimate

  • Uses public records, which can be out of date
  • Can't see updates, condition or layout
  • Treats every street in a zip code alike
  • No one to explain the number

Our price opinion

  • Recent sales of homes like yours, nearby
  • Accounts for updates, condition and lot
  • Adjusts for your street, subdivision and flood zone
  • A local agent walks you through it

How value is figured

How much is my house worth? Three ways to get the number

There are three common ways to put a number on a home in Baton Rouge or anywhere else. They answer different questions, so it helps to know which one you are looking at.

Comparative market analysis (CMA)

  • Prepared by a licensed real estate agent, which is what our free home value is
  • Built from comparable sales: homes like yours that recently sold nearby
  • Adjusts for square footage, condition, updates, lot and location
  • Used to set a listing price and to see what you might net from a home sale

Professional appraisal

  • Done by licensed appraisers, usually ordered by a lender for a home purchase or refinance
  • Also used for estates, divorces and some home equity line of credit applications
  • Follows lender and appraisal standards, and usually costs the person who orders it
  • If you need one for a loan or a legal matter, you need an appraiser, not an agent

Automated valuation models

  • The instant home value estimator on real estate websites
  • Computed from public data such as tax records and past sales
  • Can't see your updates, condition, layout or flood zone
  • A reasonable starting point, but not a price to list at

What moves the number most: comparable sales in your subdivision, square footage and layout, the number of bedrooms and bathrooms, condition and home improvements, the lot and flood zone, and market conditions in your local market right now. Market trends shift month to month, so a home value in Baton Rouge from last spring may not match what buyers will pay today. That is why we price from the most recent closed home sales, not old listing prices.

Home valuations matter for more than a sale. Lenders order a home appraisal for a refinance or a home equity line of credit, and the value they accept, along with current interest rates, shapes those financial decisions. An online estimate pulled from public records is a fair starting point for watching real estate markets, but a local real estate agent can explain why your sales price may land above or below it, based on the home sales that actually closed near you.

Frequently asked questions

Home value questions

Is the price opinion really free?

Yes. There's no cost and no obligation to list with us or to sell at all.

How much is my house worth in Baton Rouge?

Baton Rouge homes sold for a median of $269,000 from July through September 2026 (ROAM MLS). Yours depends on its size, condition and exact location. Send your address for a free home value built from recent sales near you.

What will my house sell for?

Most homes sell close to what similar homes nearby recently sold for, adjusted for condition, size and updates. In the Baton Rouge housing market, homes closed at a median 97.2% of list price from July through September 2026 (ROAM MLS), so the list price you choose matters. Your free price opinion shows a suggested list range and the sales behind it.

Is my home value the same as my property tax assessment?

No. In Louisiana, homes are assessed for property tax at 10% of fair market value, and parishes reappraise every four years, so the assessor's number often lags the market. A price opinion looks at what buyers are paying now.

What is a comparative market analysis?

A comparative market analysis, or CMA, is a price opinion from a licensed real estate agent based on comparable sales: homes like yours that recently sold nearby, adjusted for size, condition and location. It is what we send for a free home value.

Is this the same as an appraisal?

No. It's a comparative market analysis from a licensed real estate agent, based on recent nearby sales. An appraisal is done by a licensed appraiser, usually for a lender. If you need one for a loan, estate or divorce, you'll want an appraiser.

How long does it take?

Usually within one business day. If we need to see the home to account for updates, we'll set a time that works for you.

Do you need to come inside my home?

Not for a first price opinion. A walk-through helps us fine-tune it if you're planning to sell soon.

What areas do you cover?

Baton Rouge, Ascension Parish and much of South Louisiana. For Lake Charles, Shreveport, Monroe or Alexandria, we'll connect you with a trusted local agent.
