Property taxes

The tax question every buyer asks

Buyers compare tax bills, so it helps to know your numbers. Ascension assesses homes at 10% of market value, and homestead removes the first $7,500 of assessed value. In Ascension, homestead isn't automatic. Owners apply online.

Homeowners 65+, veterans rated 50% or more disabled, and totally disabled owners can freeze their assessment if income is under $102,700 (2026). Disabled veterans also get an added exemption on top of homestead.

Flood

Be ready for flood questions

Prairieville buyers ask about flood zones and insurance, and the disclosure form asks too.

What the disclosure asks

  • Past flooding and flood claims (NFIP or private)
  • Flood zone and special flood hazard area
  • Flood insurance, with the declarations page attached

Prairieville seller questions

Not legal or tax advice; ask us about your situation.

How long does it take to sell a house in Prairieville?

The median was 28 days on market over July through September 2026 (ROAM MLS). Your home's price, condition and location within Prairieville can move that either way.

ROAM MLS, July through September 2026

Do I have to disclose that my house flooded in Prairieville?

Yes — and the part sellers miss is that some of it follows the house rather than you. A prior NFIP claim and any obligation attached to past federal flood assistance stay with the property and become your buyer’s problem after closing, which is exactly why the disclosure asks about claims and aid separately from whether it has ever flooded. “It has not flooded while I have owned it” is a true answer to one question and not an answer to the other three.
