How to read it
What these numbers can and can't tell you
What they tell you
- Direction: whether prices in an area are moving up or down against last year
- Pace: how long a typical home took to go under contract
- Leverage: sale-to-list shows how close sellers got to their asking price
What they don't
- What your home is worth. A citywide median mixes every size, age and condition
- Neighborhood prices. Small areas sell too few homes for a stable median
- Next month. These are three-month look-backs, not forecasts
For your own number, we pull the closed sales that match your home and walk you through them. Ask for a price opinion.

Monthly, from a fresh pull of ROAM MLS closed sales. New Orleans and Metairie rows use Redfin and show their own period.
