Selling a home in Central, LA
Central homes sold for a median of $314,750 over the three months ending September 2026, up 6.5% from a year earlier, in a median of 46 days and at 98.2% of list price (Redfin). East Baton Rouge Parish takes homestead in person, mails tax bills in late November with taxes due December 31, and adds a disabled-veteran exemption on top of homestead. And every buyer asks the same first question: what flood zone is it in.

Property tax
Homestead, freezes and when the bill lands
Central is in East Baton Rouge Parish, so the parish assessor and sheriff set these rules. Where they do not publish a figure, we say so instead of guessing.
Homestead exemption
Louisiana assesses homes at 10% of market value, and homestead removes the first $7,500 of assessed value, about the first $75,000 of market value. The East Baton Rouge Parish Assessor puts typical savings at about $750 to $800 a year. City taxes are not covered by homestead outside Orleans Parish.
How you file it
In person with the East Baton Rouge Parish Assessor, with your closing papers. You must own and live in the home by December 31 of the tax year, and you do not need to reapply each year unless the title changes.
When the bill comes
The East Baton Rouge Sheriff says tax notices generally go out the last week of November, and Louisiana law makes taxes due by December 31. If you buy mid-year, the bill may still come in the prior owner’s name, and it is the new owner’s job to see it gets paid.
Freezes and extra exemptions
Homeowners 65 or older, veterans rated 50% or more disabled, and totally disabled owners can freeze their assessment if household income is under $102,700 (2026). Disabled veterans also get an added exemption on top of homestead; East Baton Rouge requires a certification letter from the Louisiana Department of Veterans Affairs.
Sources: East Baton Rouge Parish Assessor; East Baton Rouge Parish Sheriff, tax payments; La. R.S. 47:2127; La. Const. Art. VII §18, §20, §21(K). Confirm current figures with the assessor before you rely on them. When you sell, your share of the year’s taxes is prorated through the closing date.
Flood
The question every buyer asks first
Louisiana's property disclosure document makes you state the flood zone, where you got it, whether the property has ever flooded, and whether you have made a flood claim.
Look up the flood zone on FEMA’s Flood Map Service Center, then check the City of Baton Rouge–Parish of East Baton Rouge flood information page, which covers the whole parish.
Look it up before you list, not after you are under contract. A buyer who discovers the zone during their inspection period renegotiates. A buyer who saw it in the disclosure before they wrote the offer priced it in.
