Selling a home · Our marketing plan
How we market your home
Every home we list gets a price built from recent nearby sales, a prep and timing plan with the costs spelled out, professional photos, and its own page on this site built to be shared and found. Then we keep you informed: weekly updates on showings and feedback, and our advice on every offer through closing.
The plan, in order
From your first call to the closing table
This is the order we work in. You see the price, the plan and the costs before you sign anything.
1Price it from real sales
We pull what comparable homes near you actually closed for, not an online estimate, and show you the sales behind the number. You usually have a written price opinion within one business day.
2Plan the prep and the timing
We walk the house with you and agree what's worth doing and what isn't, before you spend anything. The plan includes a net sheet so you see the costs and what you would walk away with.
3Photograph it
Professional photos, taken once the house is ready. The photos go up before the sign goes in the yard.
4Build its own page
Your home gets a page on this site with the full gallery, room sizes, the numbers and open house dates. Buyers search addresses and subdivisions by name, and this page is built to be found and shared.
5Go live
The listing goes to the MLS, which sends it on to Zillow, Realtor.com and other home search sites, and we share it on social media. It is filed with the MLS within one business day of any public marketing.
6Send a press release
We write a press release about your home and distribute it to news sites, with a copy on our news page that links back to your listing.
7Open the doors
Each open house gets a kit: a printed flyer and sign-in sheets, plus a check-in page visitors reach by QR code. You know who came through.
8Report back every week
A weekly update on showings and the feedback from them. If the feedback points at price or condition, we tell you plainly.
9Advise on every offer
We walk you through each offer's terms, not just the price, and stay on the inspection, appraisal and title dates through closing.
MLS filing timeline: ROAM MLS Rules and Regulations §1. Louisiana also requires your Property Disclosure Document before a buyer makes an offer (La. R.S. 9:3198); we get it started in step 2.

- Its own page. A full photo gallery, room dimensions, the numbers, features and a showing request form, all at one address you can share.
- A press release. Written about the home and distributed to news sites. Read the release.
- The facts up front. Last year's parish taxes, HOA dues, lot size and how the square footage was measured, so buyers get answers before they call.
Straight answers
Marketing questions sellers ask
How fast can I get a price for my home?
Usually within one business day. A licensed agent writes it from recent nearby sales and shows you the sales behind the number.
Why does my home get its own page on your site?
Buyers search addresses and subdivisions by name, and a home that lives only inside an MLS portal is harder to find that way. Your page can be shared by link, found in search, and it does not disappear when the listing closes.
What is the press release, and where does it go?
It is a short news story about your home, written by our team and distributed to news sites, with a copy on our news page. See the Lasalle Pointe release for an example.
How often will I hear from you?
Every week, with the showings and the feedback from them. You also hear from us each time an offer comes in, with our advice on its terms.
Do you hold open houses?
Yes, when it makes sense for the home and you agree to it. Each one gets a kit with a printed flyer, sign-in sheets and a check-in page visitors reach by QR code.
Can someone on your team help in Tagalog?
Yes. Members of our support team speak Tagalog and can translate for you or family members during the sale.
