Can I sell my house without a realtor in Louisiana?

Yes. Louisiana law exempts owners selling their own property from real estate licensing. You still have to give the buyer the Louisiana Property Disclosure Document and, for homes built before 1978, the federal lead-paint disclosure.

What forms do I need to sell a house by owner in Louisiana?

The Louisiana Property Disclosure Document, a written agreement to buy or sell (LREC publishes the standard residential form), and the lead-based paint disclosure if the home was built before 1978. Your title company or closing attorney handles the closing documents.

Do I have to pay the buyer's agent if I sell by owner?

No law requires it. Since the 2024 NAR settlement, buyer-agent pay is negotiated separately and is no longer offered through the MLS. Many buyers will ask, so decide your answer before you list.
