Property taxes
Buyers compare tax bills, so it helps to know your numbers. Louisiana assesses homes at 10% of market value, and homestead removes the first $7,500 of assessed value. In East Baton Rouge, you file for homestead in person and must own and live in the home by December 31.
Homeowners 65+, veterans rated 50% or more disabled, and totally disabled owners can freeze their assessment if income is under $102,700 (2026). Disabled veterans also get an added exemption on top of homestead; East Baton Rouge requires a certification letter from the Louisiana Department of Veterans Affairs.

Yes. In East Baton Rouge the floodplain function sits with City-Parish rather than a standalone parish office, and that is where your address’s records live. The thing to be clear about: a current Zone X determination does not erase a past claim. A map can be redrawn and a house can still have flooded, and the disclosure asks about the history, not the map. Give it to the buyer before they make an offer.
