Home purchase is not club membership
The club's own membership page states that all membership applications require member sponsors and must be approved by the club's board of directors. Memberships come in Golf, Social, National and Corporate categories. A buyer who assumes the house comes with tee times is a buyer who renegotiates late. Get ahead of it in the listing.
The POA and the club are different organizations
The club publishes a separate POA main gate line from its clubhouse, membership, golf and tennis numbers. They govern different things and carry different obligations. A resale packet needs both, and they do not arrive together.
The course itself has been rebuilt
Nicklaus Design records 20 greenside bunkers rebuilt in 2007 with new drainage and sand, and a redesigned layout opened to members in 2012. If your home fronts the course, that history is worth knowing when a buyer asks what they are looking at.
No public dues figure exists
Neither the POA dues nor the club's dues are published anywhere public, and the POA's own website is currently offline. Anyone quoting you a number from a listing site is repeating something they cannot source. Get it from the association in writing before you price.

It is not automatic, and it does not come with the house when you buy.
Homes are assessed at 10% of market value, and homestead removes the first $7,500 of assessed value from parish taxes on your primary residence. In East Baton Rouge that is typically worth about $750 to $800 a year.
In East Baton Rouge you file in person, with the parish assessor, and you must own and live in the home by December 31. It is not automatic: the buyer of your home files their own, and if you are buying next, you file again at the new address. Your share of the year's taxes is prorated through the closing date and credited to the buyer at the act of sale.
