The best time to sell a house in Louisiana

Late February through May. Across 52 million U.S. sales, sellers cleared the biggest premium over market value in March (10.7%), then May and April (10.2% each), and the smallest in October (7.9%). Louisiana adds a second clock the national guides miss: hurricane season runs June 1 to November 30, and when a named storm threatens the coast insurers stop binding new policies — which stalls closings. Listing late winter puts your act of sale in front of that window.

Carriers routinely suspend writing new policies and changing existing ones while a named storm is inside the area they watch. No new policy means no proof of insurance, and the lender cannot fund.

What that costs you

A closing set for late August can move by days or weeks on a storm that never makes landfall. Rate locks expire, movers get rebooked, and a buyer who has to extend twice sometimes walks.

Why we bind the day the contract is signed

Ask your buyer's lender to order insurance the day the offer is accepted, not the week of closing. It costs nothing to bind early and it is the single cheapest insurance against a summer closing slipping.

Worked example. You want to close in Gonzales before hurricane season opens on June 1. At a median 26 days on market (ROAM MLS, July through September 2026) plus 35 days under contract, that is about 61 days, so the sign has to be in the yard by early April at the latest. Listing in March gives you a cushion and lands you in the strongest pricing month of the year.

Three things outrank the calendar

Price. The 2.8-point seasonal spread disappears the moment a home is listed above what the comparable sales support. The most showings a listing will ever get are in its first two weeks. Spend those weeks priced wrong and you spend the next two months chasing the market down — and you finish below where a correctly priced October listing would have landed.

Condition and photographs. Buyers see the photos before they see the house, and in a weak month good photos still fill a weekend of showings. In a strong month bad ones still empty it.

Your own timing. If you need to move in September, sell in September. A seller who lists in March because a chart said so, while carrying two mortgages, has already lost more than 2.8 points.

Does hurricane season affect selling a house in Louisiana?

It affects closing, not listing. Hurricane season runs June 1 to November 30 and peaks around September 10. When a named storm threatens, insurance carriers suspend binding new policies, and a buyer who cannot bind coverage cannot close. The fix is to have the buyer's policy bound the day the contract is signed rather than the week of closing.

Should I wait until spring to list?

Only if waiting is free. If you are already paying to hold the house, or you have a job start date, or you are buying next and need the two closings to line up, list now and price it right. The seasonal edge is under three percentage points. Two months of carrying costs usually is not.

When do most houses go on the market?

Inventory builds through late winter and peaks in spring, which is why spring carries both the highest premiums and the most competition. Listing in February puts you in front of the crowd; listing in May puts you in the middle of it.

Is it bad to sell in December?

Fewer buyers look, but the ones who do are usually moving for a reason and on a deadline. Showing traffic drops; conversion on the traffic you get does not. Price it correctly and a winter listing sells.

What should I do before the month even matters?

Get a price opinion built from homes that actually closed near you, and run the numbers on what you would net. Start with your home's value and the seller net sheet.
