What does it cost to sell a house in Louisiana?

Your costs are the commissions you agree to in the listing agreement, your side of the closing and title fees, your share of this year's property taxes, and any repairs or credits you agree to after inspection. Your mortgage payoff also comes out of the proceeds, so run your own numbers on the net sheet before you list.

How long does it take to sell a house in Louisiana?

Time on the market depends on price, condition and location, and it changes month to month; our selling guide shows current days on market by town. Once you accept an offer, closing usually takes another 30 to 45 days while the buyer's inspection, appraisal, loan and title work are completed.

Do I have to fill out a property disclosure in Louisiana?

Yes. Louisiana requires sellers of residential property to give the buyer a Property Disclosure Document, answered from what you actually know, no later than the time the buyer makes an offer; if it arrives later, the buyer can cancel within 72 hours, not counting weekends and holidays, and get the deposit back.

Can I sell my house as is in Louisiana?

Yes: in Louisiana, "as is" means the buyer waives the warranty against hidden defects (redhibition), and the waiver has to be clear, unambiguous and brought to the buyer's attention in the contract and the act of sale. It does not excuse you from the property disclosure unless your sale fits one of the statute's listed exemptions, and it does not protect a seller who misstates the home's condition.

Do I need a lawyer to sell my house in Louisiana?

The law does not require you to hire one, but the sale has to be made by authentic act or act under private signature, so you sign the act of sale before a notary, who is often an attorney working with the title company. If your title, a succession or a divorce complicates the sale, hire your own attorney; we are not lawyers.

Will I owe tax on the profit when I sell my home?

If you owned and lived in the home as your main home for at least two of the last five years, you can usually exclude up to $250,000 of gain from federal income tax, or up to $500,000 if you file jointly with your spouse. Gain above that, or on a home that doesn't qualify, may be taxable, so confirm your situation with a tax professional.

How do you figure out what my house is worth?

Do I have to pay the buyer's agent?

No: since 2024, any offer of pay to a buyer's broker is its own negotiated line, and in the Louisiana listing agreement it starts at zero. You decide whether to offer anything and how much, and a buyer can also ask for it as part of their offer.

Who pays the property taxes the year I sell?

Louisiana property taxes are billed late in the year and due by December 31, so the current year's bill usually hasn't been paid when you close. At closing you credit the buyer for your share of the year, from January 1 through the day you sell, and the buyer pays the full bill when it comes.

Does my spouse have to sign to sell the house?

If the home is community property, yes: Louisiana requires both spouses to agree to sell a community immovable, even if only one name is on the title. If you owned the home before marriage or it is otherwise separate property, the closing attorney will tell you who needs to sign.
