Contract to closing

What happens after you accept an offer

These deadlines come from Louisiana law, federal rules and the standard 2026 Louisiana purchase agreement. The contract you sign controls.

  1. Disclosure before the offerThe seller delivers the property disclosure document no later than when the buyer makes an offer. Late delivery gives the buyer 72 hours, excluding weekends and holidays, to walk.
  2. Deposit within 72 hoursThe buyer delivers the deposit within 72 hours of notice of acceptance.
  3. Inspection periodThe buyer’s due diligence and inspection period runs the number of calendar days written in the contract. The form has no default.
  4. Repair request and responseThe seller answers the buyer’s written request within 72 hours of receiving it.
  5. AppraisalIf the sale is conditioned on appraisal, a value below the price reopens the deal under the contract’s appraisal terms.
  6. Title and closing documentsThe seller delivers merchantable title. A buyer with a mortgage gets the Closing Disclosure at least three business days before closing.
  7. Walk-through and Act of SaleThe buyer may re-inspect within five calendar days before closing. The sale is signed by authentic act or act under private signature and filed in the parish records.
