Set by law or the contract

Deadlines that are not estimates

A few dates come from Louisiana law, federal rules or the standard Louisiana purchase agreement. The contract you sign controls.

Before and at the offer

  • The seller must deliver the completed property disclosure document no later than when the buyer makes an offer. If it arrives later, the buyer may withdraw or terminate within 72 hours of receiving it, excluding weekends and holidays.
  • In the 2026 Louisiana agreement, the buyer's deposit is due within 72 hours of notice of acceptance.
  • The inspection and due diligence period is a blank the parties fill in. The form has no default.

Toward closing

  • The seller responds to a buyer's repair request within 72 hours of receiving it, under the 2026 agreement.
  • A buyer with a mortgage must receive the Closing Disclosure at least three business days before closing.
  • The buyer may do a final walk-through within five calendar days before the Act of Sale.

How long does it take to sell a house in Louisiana?

It depends most on time on the market, which moves with price, condition, parish and season. With some repairs, a moderate market and a financed buyer, our planner lands at about four months from first step to closing. Ask us for current days on market near you.

How long from accepted offer to closing?

With a loan, plan on about 30 to 60 days. A cash sale can close in a few weeks. The closing date is whatever you and the buyer write into the purchase agreement.

When do I need the property disclosure ready?

Before the first offer. Louisiana law requires delivery no later than the time the buyer makes an offer, so have it complete when you list.

How fast do I have to answer a repair request?

Under the 2026 Louisiana purchase agreement, the seller responds within 72 hours of receiving the buyer's request.

Can I stay in the house after closing?

Only if you and the buyer agree to it in writing, usually in the purchase agreement or an addendum. Plan your move so you are not relying on it.
