Where Americana is, and what is there
Americana is a traditional neighborhood development on Louisiana Highway 64, just west of what were Zachary's limits when it was planned. In 2011 The Advocate reported that Old Towne Development had bought the property in October 2009, that a 413-acre parcel was being annexed into Zachary, and that the design team included the planner behind Lafayette's River Ranch. The same report described 180 pages of restrictive covenants controlling architecture, and full build-out plans that mixed single-family homes, live/work units, townhouses, condos and apartments with retail, a YMCA and walking trails tied to a nearby BREC park. Business Report put the first phase start in early 2012 and full build-out at about 15 years.
Today the Census Bureau places Americana addresses inside Zachary city limits. A 2024 Business Report listing describes the Villages of Americana retail at the entrance, with Walk-On's, the YMCA, Lit Pizza and Baton Rouge General nearby. Level Homes is still building: its current listings show single-story plans with covered front porches and rear garages, and list community amenities as the YMCA with an Olympic-length pool, tennis courts, a dog park, a pond and a playground.
