Pricing

What decides a price in Bocage

Bocage homes vary widely in plan and size on large lots, so the closest comparable sale is often a home with a similar plan and lot, not simply the one next door.

What moves the number

  • Architecture and original design, including any documented architect
  • Lot size and how the home sits on it
  • Updates to kitchens, baths and systems in homes from the 1960s and 1970s
  • Square footage, compared within a tight band

What to watch

  • Bocage Lake and Maison Bocage are separate subdivisions; do not mix their sales into yours
  • Homes with one-off plans have fewer true comparables, so expect a wider pricing range
  • Have any original plans, architect records or renovation permits ready
  • Large lots mean landscaping and drainage get looked at closely

The numbers

Baton Rouge and East Baton Rouge Parish, not a made-up street number

We do not publish a median price for Bocage. A subdivision that closes a handful of sales a year cannot produce a stable one, and one unusual sale would swing it by tens of thousands.

Tax and flood

Homestead and flood zone, before you list

Two things every Bocage seller should have answered before the first showing.

Homestead exemption

Homestead covers up to $75,000 of value on your primary home. The East Baton Rouge Parish Assessor puts the typical savings at about $750–$800 a year, depending on value and millage. Owners must own and occupy by December 31 of the tax year and file in person at the Main, Coursey or Central office. Once approved it does not need renewing unless the title changes, so your buyer files their own after closing.

Full filing rules by parish: our homestead exemption guide.

Flood zone

Louisiana's property disclosure asks for your flood zone and its source, any past flooding, flood insurance, elevation certificate and past flood claims.

FEMA's Flood Map Service Center shows the official zone for any address, and it is the source the Louisiana disclosure form points sellers to. Zones can differ from one street to the next, so pull yours and any elevation certificate before listing, not during the inspection period.
