What is my home in Inniswold worth?

An Inniswold home is worth what recent sales of comparable homes in the immediate area support, matched by home type, size, updates and lot. Inniswold is the area between Bluebonnet Road, Jefferson Highway, Siegen Lane and Interstate 10 in East Baton Rouge Parish (ZIP 70809); the Census Bureau now places it inside the City of St. George, though addresses still read Baton Rouge. East Baton Rouge Parish's median sale price was $275,000 over July through September 2026 (ROAM MLS); we do not publish a neighborhood median.

Where Inniswold is, and what is there

70809East Baton Rouge Parish
St. GeorgeCity, per Census Bureau geography
2.24 sq miLand area of the 2020 census place
1990–2020Years it was a census-designated place

As a Census Bureau census-designated place, first listed in 1990, it was bordered by Bluebonnet Road on the west, Jefferson Highway on the north, Siegen Lane on the east and Interstate 10 on the south, about 2.24 square miles of land in the 2020 census. After 2020 the census place was retired when the area became part of the City of St. George.

Housing here is a mix rather than one subdivision. Listing records show, for example, Inniswold Park, a gated development of nine lots on Inniswold Road with a walking path.

City status

Baton Rouge address, St. George city

Buyers and their lenders will see "Baton Rouge" on the address and "St. George" on the jurisdiction. Get ahead of it.

One thing that matters for paperwork: since the Louisiana Supreme Court cleared St. George's incorporation on April 26, 2024, the Census Bureau places this area inside the City of St. George, not the City of Baton Rouge, even though mailing addresses still read "Baton Rouge." Confirm your property's current taxing jurisdictions with the parish before you list, so the listing and disclosures match.

Jurisdiction lines do not always follow neighborhood names, so look up your own address rather than going by the area.

Pricing

What decides a price in a mixed area

Inniswold is not one subdivision, so the first job is picking the right comparable sales: same home type, same pocket, same era.

What moves the number

  • Home type and era, compared like with like
  • Which street and pocket: a gated enclave, an interior street or a main road
  • Updates to kitchen, baths, roof and systems
  • Lot size

What to watch

  • Comparables from across the ZIP can mislead; stay close
  • New-construction lots nearby compete with resales
  • Know your FEMA zone by address before a buyer asks
  • Make sure the listing shows the correct city and taxing jurisdiction

The numbers

East Baton Rouge Parish, not a made-up street number

We do not publish a median price for Inniswold. A neighborhood-level median from a small number of sales swings with one unusual house, so it misleads more than it helps.

Tax and flood

Homestead and flood zone, before you list

Two things every Inniswold seller should have answered before the first showing.

Homestead exemption

Homestead covers up to $75,000 of value on your primary home. The East Baton Rouge Parish Assessor puts the typical savings at about $750–$800 a year, depending on value and millage. Owners must own and occupy by December 31 of the tax year and file in person at the Main, Coursey or Central office. Once approved it does not need renewing unless the title changes, so your buyer files their own after closing.

Full filing rules by parish: our homestead exemption guide.

Flood zone

Louisiana's property disclosure asks for your flood zone and its source, any past flooding, flood insurance, elevation certificate and past flood claims.

FEMA's Flood Map Service Center shows the official zone for any address. Zones can differ from one street to the next, so look up your own address rather than going by the neighborhood. Pull the zone and any elevation certificate before listing, not during the inspection period.
