Santa Maria is a master-planned community in the most southeastern part of East Baton Rouge Parish, approached from Highland Road down Old Perkins Road. Roughly 400 acres including the golf course it surrounds. Two things sellers routinely get wrong: the golf course is public and operated by BREC, not a private club, and there are two different Santa Maria associations — the main subdivision's POA and a separate association for The Highlands.

The golf course is public
Santa Maria Golf Course is operated by BREC, the parish recreation commission — 18 holes, 6,969 yards, designed by Robert Trent Jones Sr., open to the public. That is a genuine amenity and it is also a different thing from a private club. Describe it accurately; a buyer who discovers the difference after the fact feels misled.
Two associations, and they are not interchangeable
The main subdivision is governed by the Santa Maria Property Owners Association. The Highlands has its own association, whose restrictions were filed in November 2003 and which has been through litigation over developer-held memberships. Confirm in writing which one your lot falls under before you order resale documents.
Your restrictions depend on your filing
Restrictions were recorded filing by filing between 1992 and 2005 — first filing 1992, second 1995, third 1997 and 1999, fourth 1997 and 1998, fifth, and seventh in 2003 amended 2005. Different filings, different documents. The POA publishes the index; pull the one that matches your lot.
Architectural approval is required before you improve
The POA requires a Home Improvement Request and architectural committee approval before exterior changes, structures, pools, paint, windows or landscaping. Work done without it is a title-and-negotiation problem later. If you are improving to sell, start with the form.

Why there is no median price on this page
Most subdivision pages you will find publish a median sale price for the neighborhood. In a subdivision that turns over a handful of homes a year, that number is built on so few sales that one unusual closing swings it by tens of thousands. Published as a fact, it is misleading. We are not going to do that.

Homestead in East Baton Rouge Parish
It is not automatic, and it does not come with the house when you buy.
Homes are assessed at 10% of market value, and homestead removes the first $7,500 of assessed value from parish taxes on your primary residence. In East Baton Rouge that is typically worth about $750 to $800 a year.
In East Baton Rouge you file in person, with the parish assessor, and you must own and live in the home by December 31. It is not automatic: the buyer of your home files their own, and if you are buying next, you file again at the new address. Your share of the year's taxes is prorated through the closing date and credited to the buyer at the act of sale.

What is my home in Santa Maria worth, and why won't you publish a median?
Filings 1 through 5 and filing 7 were recorded between 1992 and 2005, and each one carries its own restrictions. The Highlands sits under a different association again. Which filing your lot falls in changes what a buyer is actually buying, so it changes which closed sales are honestly comparable to yours.
So we will not put a median on this page. A subdivision that sells a handful of homes a year does not produce a stable one — a single unusual sale moves it by tens of thousands, and publishing that as a fact would mislead you about your own house.
