Golf course and drainage

Buyers ask about the open land in the middle of the neighborhood. Here is what the public record says.

Business Report wrote in 2019 that the 86-acre Sherwood Forest golf course closed in 2013, and that a proposed subdivision on the land drew neighborhood opposition. In August 2021 the Louisiana Watershed Initiative awarded $6 million, with a $3.27 million city-parish match, to buy about 65 acres of the former course for a Jones Creek detention area holding about 210,000 cubic yards of stormwater. The Advocate reported it is expected to lower upstream flood levels by up to 6 inches. The city-parish stormwater site lists the project in design and notes the land could also serve as a park.

Ask us for the project's current status when you list; buyers will.

Pricing

What decides a price in an established subdivision

In an established subdivision, updates do most of the pricing work. Two homes of the same size can sell far apart.

What moves the number

  • Layout and size, compared like with like: one-story against one-story, two-story against two-story
  • Kitchen and bath updates, flooring
  • Roof, HVAC and plumbing age
  • Lot size and what the lot backs up to

What to watch

  • Flood history and flood insurance questions come early; have answers in writing
  • Know your FEMA zone by address, not by neighborhood
  • Older systems show up in inspection; price for them or fix them first
  • Gather receipts for past updates before listing

Tax and flood

Homestead and flood zone, before you list

Two things every Sherwood Forest seller should have answered before the first showing.

Homestead exemption

Homestead covers up to $75,000 of value on your primary home. The East Baton Rouge Parish Assessor puts the typical savings at about $750–$800 a year, depending on value and millage. Owners must own and occupy by December 31 of the tax year and file in person at the Main, Coursey or Central office. Once approved it does not need renewing unless the title changes, so your buyer files their own after closing.

Full filing rules by parish: our homestead exemption guide.

Flood zone

Louisiana's property disclosure asks for your flood zone and its source, any past flooding, flood insurance, elevation certificate and past flood claims.

FEMA's Flood Map Service Center shows the official zone for any address. Zones can differ from one street to the next, so look up your own address rather than going by the neighborhood. Pull the zone and any elevation certificate before listing, not during the inspection period.

What the zones mean for your buyer: flood zones and insurance guide, or check yours with the flood zone tool.
