Rouzan is a mixed-use traditional neighborhood development near Perkins and Glasgow roads, inside Baton Rouge city limits. When new owners restarted it in 2018, The Advocate reported a 120-acre tract with 65 acres of residential land, 32 acres of commercial property, and 375 to 400 residential lots, with a Creole-style cottage among the model designs. WBRZ reported plans for single-family homes, commercial space, a South Branch Library and amenities including a fitness center, pool and biking trail, with full build-out expected to take more than ten years. Homestead covers up to $75,000 of value on your primary home. The East Baton Rouge Parish Assessor puts the typical savings at about $750–$800 a year, depending on value and millage. Owners must own and occupy by December 31 of the tax year and file in person at the Main, Coursey or Central office. Once approved it does not need renewing unless the title changes, so your buyer files their own after closing.
