Property tax
Homestead, freezes and when the bill lands
Livingston Parish publishes these. Where the parish does not publish a figure, we say so instead of guessing — an out-of-date number costs you more than a missing one.
Homestead exemption
The first $75,000 of value on your primary residence is exempt. Louisiana law makes homestead registration in Livingston Parish permanent - once it qualifies, it stays valid without renewal for as long as you and the property qualify.
How you file it
Online through the assessor's homestead portal, or in person at 20400 Government Blvd. in Livingston. The parish does not publish a filing deadline.
When the bill comes
The assessor does not mail bills or collect payments - the sheriff's office does. We have not been able to source an official mailing or due date for Livingston, so call before you rely on one.
Freezes and extra exemptions
Homestead holders 65 or older, or permanently and totally disabled by court or agency certification, with combined gross household income of $102,700 or less, can freeze their assessed value. It stops reassessment, not millage changes. Disabled veterans get a value exemption instead, in tiers: $100,000 at a 50-69% rating, $120,000 at 70-99%, and the total value at 100%, with a current Form A25 from Louisiana Veterans Affairs. First responders who live and work in the parish get an additional $25,000, filed annually and notarized.

Flood
The question every buyer asks first
Louisiana's property disclosure document makes you state the flood zone, where you got it, whether the property has ever flooded, and whether you have made a flood claim.
The parish takes flood zone determination requests by form rather than instant lookup, and the assessor runs a separate mapping tool. Start the request early - it is not a same-minute answer.
Look it up before you list, not after you are under contract. A buyer who discovers the zone during their inspection period renegotiates. A buyer who saw it in the disclosure before they wrote the offer priced it in.

What property tax breaks do disabled veterans get in Livingston Parish?
A value exemption in tiers, effective January 1, 2023: $100,000 at a 50-69% service-connected rating, $120,000 at 70-99%, and a total value exemption at 100%. You need a current Form A25 from the Louisiana Department of Veterans Affairs.
How do I find out a Denham Springs flood zone?

What does it cost to sell a house in Denham Springs?
Work from the sale price, not a percentage someone quoted you. On a $249,000 sale — the current Denham Springs median — the commissions you agree to in the listing agreement are the largest line. Then your mortgage payoff, your share of closing and title costs, Livingston Parish property taxes prorated through closing, and anything you agree to after inspection. Run your own numbers on the seller net sheet.
Do you list homes in Denham Springs?
Yes. Nicole Spellman Group lists and sells in Denham Springs and across Livingston Parish, and throughout South Louisiana. In Lake Charles, Shreveport, Monroe and Alexandria, we connect you with a trusted agent who works that market every day — see outside our area.
