Property tax
Homestead, freezes and when the bill lands
Lafayette Parish publishes these. Where the parish does not publish a figure, we say so instead of guessing — an out-of-date number costs you more than a missing one.
Homestead exemption
The first $7,500 of assessed value - $75,000 of market value - is exempt from state, parish and special ad valorem taxes, on up to 160 acres. The assessor is explicit that it covers the pool, outdoor kitchen and storage buildings on your homestead, but not a second house or a commercial building on the same land.
How you file it
Permanent once granted - no annual renewal for as long as you own and live there. The assessor does not publish a filing deadline.
When the bill comes
Roughly 100,000 tax notices go out every November, due December 31 to avoid penalty.
Freezes and extra exemptions
The special assessment level freezes your assessed value if you are 65 or older, permanently and totally disabled by court or agency determination, or a veteran with a service-connected disability rating of 50% or more - and your adjusted gross income is $100,000 or less. You download the application and return it to the office. It freezes the assessed value, not the tax: millage rates can still move.

Flood
The question every buyer asks first
Louisiana's property disclosure document makes you state the flood zone, where you got it, whether the property has ever flooded, and whether you have made a flood claim.
The city-parish links an interactive viewer of the 2018 Lafayette Parish flood maps. It is a map you find your property on rather than an address search box, and the previous official maps were effective until December 20, 2018.
Look it up before you list, not after you are under contract. A buyer who discovers the zone during their inspection period renegotiates. A buyer who saw it in the disclosure before they wrote the offer priced it in.

Questions
Selling in Lafayette, answered

A median of $249,000 over July through September 2026, down 0.2% from the same period a year earlier, at 97.1% of list price (ROAM MLS).
How long does it take to sell a house in Lafayette?
A median of 31 days on market over July through September 2026 (ROAM MLS), then 30 to 45 days to the act of sale.
Does the Lafayette Parish homestead exemption have to be renewed?
No. The assessor states it is permanent for as long as you reside on and own the property. It covers up to 160 acres and extends to the pool, outdoor kitchen and storage buildings on your homestead, but not to a second house or a commercial building on the same land.
Who qualifies for the assessment freeze in Lafayette Parish?
Homestead holders who are 65 or older, permanently and totally disabled by court or agency determination, or veterans with a service-connected disability rating of 50% or more - with adjusted gross income of $100,000 or less. It freezes the assessed value, not the tax, because millage rates can still change.
When are Lafayette Parish property taxes due?
Notices go out in November and are due December 31 to avoid penalty. When you sell, your share is prorated through closing and credited to the buyer.
What does it cost to sell a house in Lafayette?
Work from the sale price, not a percentage someone quoted you. On a $249,000 sale — the current Lafayette median — the commissions you agree to in the listing agreement are the largest line. Then your mortgage payoff, your share of closing and title costs, Lafayette Parish property taxes prorated through closing, and anything you agree to after inspection. Run your own numbers on the seller net sheet.
Do you list homes in Lafayette?
