Property tax
Homestead, freezes and when the bill lands
St. John the Baptist Parish publishes these. Where the parish does not publish a figure, we say so instead of guessing — an out-of-date number costs you more than a missing one.
Homestead exemption
The first $75,000 of market value on your primary residence is exempt from most parish property taxes.
How you file it
St. John the Baptist Parish takes the homestead application online through the assessor's site. The parish does not publish a filing deadline; call the assessor before you assume you have missed one.
When the bill comes
Current-year taxes go delinquent at the close of business on December 31, then run 1% interest per month or part of a month. The parish does not publish a bill mailing date.
Freezes and extra exemptions
Homestead holders 65 or older can freeze their assessed value if their combined adjusted gross income is under the parish limit, which changes yearly - the assessor's published figure is several years old, so confirm the current one with the office. The freeze passes to a surviving spouse aged 55 or older, and it is lost if improvements exceed 25% of the home's value.
Source: St. John the Baptist Parish Assessor and the parish tax collector. Confirm current figures with the assessor before you rely on them. When you sell, your share of the year's taxes is prorated through the closing date and credited to the buyer.
Flood
The question every buyer asks first
Louisiana's property disclosure document makes you state the flood zone, where you got it, whether the property has ever flooded, and whether you have made a flood claim.
The parish links an address-level flood information lookup, plus downloadable flood insurance rate map panels and the flood insurance study.
Look it up before you list, not after you are under contract. A buyer who discovers the zone during their inspection period renegotiates. A buyer who saw it in the disclosure before they wrote the offer priced it in.

Questions
Selling in LaPlace, answered
How much are homes selling for in LaPlace?
A median of $230,000 over July through September 2026, at 98.5% of list price (ROAM MLS, 55 sales).
How long does it take to sell a house in LaPlace?
A median of 60 days on market over July through September 2026 - longer than a year earlier (ROAM MLS). Then 30 to 45 days to the act of sale.
Can I file for homestead exemption online in St. John Parish?
Yes. The St. John the Baptist Parish Assessor takes the homestead application through an online portal on its site. Once granted it stays in place as long as you own and live in the home.
When do St. John Parish property taxes go delinquent?
At the close of business on December 31. After that, interest runs at 1% per month or any part of a month.
How do I look up a LaPlace flood zone?
The parish planning and zoning department links an address-level flood information lookup and hosts the flood insurance rate map panels. You will need the zone and its source for the Louisiana property disclosure document either way.
What does it cost to sell a house in LaPlace?
Work from the sale price, not a percentage someone quoted you. On a $230,000 sale — the current LaPlace median — the commissions you agree to in the listing agreement are the largest line. Then your mortgage payoff, your share of closing and title costs, St. John the Baptist Parish property taxes prorated through closing, and anything you agree to after inspection. Run your own numbers on the seller net sheet.
Do you list homes in LaPlace?
Yes. Nicole Spellman Group lists and sells in LaPlace and across St. John the Baptist Parish, and throughout South Louisiana. In Lake Charles, Shreveport, Monroe and Alexandria, we connect you with a trusted agent who works that market every day — see outside our area.
