Homestead, freezes and when the bill lands

Jefferson Parish publishes these. Where the parish does not publish a figure, we say so instead of guessing — an out-of-date number costs you more than a missing one.

Homestead exemption

The first $7,500 of assessed value - $75,000 of market value - is exempt from most parish property taxes.

How you file it

In person only, at either Jefferson Parish Assessor office. Bring the recorded act of sale and a photo ID showing the property address. Once filed, it stays in place for as long as you own and live there.

When the bill comes

Bills go out the last week of November, are due on receipt, and go delinquent after December 31.

Freezes and extra exemptions

A special assessment level freezes your assessed value if you are 65 or older, or have a VA service-connected disability rating of 50% or more, or are permanently and totally disabled by court or agency judgment. You must already have homestead. The income limit changes every year, so the assessor asks you to call rather than publishing it.

Flood

The question every buyer asks first

Louisiana's property disclosure document makes you state the flood zone, where you got it, whether the property has ever flooded, and whether you have made a flood claim.

The parish hosts a flood map viewer and, for unincorporated Jefferson, a flood zone determination letter search. The effective flood insurance rate maps date from February 2, 2018.

Look it up before you list, not after you are under contract. A buyer who discovers the zone during their inspection period renegotiates. A buyer who saw it in the disclosure before they wrote the offer priced it in.
