Oaks on the Bluff Estates
What actually applies to your house here
A 46-lot, single-street subdivision off Bluff Road in Prairieville, developed by Pro One Corp.
Forty-six lots is a very small sample
In a subdivision this size a handful of sales a year is the entire record. That is not enough to produce a stable median, which is exactly why no honest page publishes one for it. Your price comes from the specific closed sales, adjusted — not from an average of almost nothing.
You may still be selling against the developer
Pro One Corp lists Oaks on the Bluff Estates among the communities where it is currently building. If new construction is still moving here, your resale is competing with a warrantied house and builder incentives. Price against the builder's net after incentives, not their sticker.
One street changes how buyers see it
The developer describes it as a one-street neighborhood with three ponds and sidewalks throughout. Lot position relative to the ponds and the street end is a bigger price factor here than it would be in a large subdivision with many comparable positions.
No association is publicly documented
Nothing public confirms whether an HOA exists here, what it is called, or what it charges. That is not the same as there being none. Pull your own title work and recorded restrictions before you answer a buyer's question about it.

Why there is no median price on this page
Most subdivision pages you will find publish a median sale price for the neighborhood. In a subdivision that turns over a handful of homes a year, that number is built on so few sales that one unusual closing swings it by tens of thousands. Published as a fact, it is misleading. We are not going to do that.
What is real is the parish-level data below, and the actual closed sales inside Oaks on the Bluff Estates — which we will pull from the MLS and walk you through, address by address, rather than average into a number that fits on a web page.

Property tax
Homestead in Ascension Parish
It is not automatic, and it does not come with the house when you buy.
Homestead removes the first $7,500 of assessed value — roughly the first $75,000 of market value — from parish taxes on your primary residence. At the parish average of about 115 mills, a $250,000 home pays in the region of $2,012.50 a year after the exemption.
It is not automatic. The buyer of your home files their own, and if you are buying next, you file again at the new address. Your share of the year's taxes is prorated through the closing date and credited to the buyer at the act of sale.
The parish also runs an assessment freeze and a disabled-veterans exemption. Both are on the Ascension Parish page.

Questions
Selling in Oaks on the Bluff Estates, answered
Where is Oaks on the Bluff Estates?
Prairieville, Louisiana, in Ascension Parish, ZIP 70769. A 46-lot, single-street subdivision off Bluff Road in Prairieville, developed by Pro One Corp.
What is my home in Oaks on the Bluff Estates worth, and why won't you publish a median?
Forty-six lots on one street. In a pool that small a single closed sale moves the whole picture, and in some quarters there is no closed sale at all. The comps have to be widened deliberately to genuinely comparable Prairieville product rather than pretending one street has its own market.
So we will not put a median on this page. A subdivision that sells a handful of homes a year does not produce a stable one — a single unusual sale moves it by tens of thousands, and publishing that as a fact would mislead you about your own house. Parish-level medians are stable enough to publish; street-level ones are not. The honest number comes from the closed sales that are genuinely comparable to yours, adjusted for floor plan, condition and lot, and we will pull them and show you the work. Ask for the number and you will usually have it within one business day.
Is it “The Oaks” or “Oaks on the Bluff Estates”?
Oaks on the Bluff Estates is the correct name. “The Oaks” is a different thing entirely, and the two get mixed up constantly — in searches, in conversation, and occasionally in paperwork. Use the full name on anything that matters. The developer, Pro One Corp, lists it among its active communities under that name.
Is there a homeowners association at Oaks on the Bluff Estates?
No HOA is publicly documented either way, which is not the same as there being none. Verify it through your title work rather than through a listing remark — restrictions and any association obligation will show in the recorded documents for your lot. We would rather tell you it is unverified than print a guess.
What is in Oaks on the Bluff Estates?
Forty-six lots on a single street off Bluff Road, near Highway 73 and Interstate 10 in Prairieville, with three ponds and sidewalks throughout. Pro One Corp is the developer.
How long does a sale take in Oaks on the Bluff Estates?
The parish baseline: homes took a median 26 days on market in Gonzales and 28 in Prairieville over July through September 2026 (ROAM MLS), then 30 to 45 days to the act of sale.
A one-street subdivision off Bluff Road gets found by buyers already in the area, not by broad searches. That changes where the marketing effort goes more than it changes the parish timeline. When you list moves it too.
Three things are the same for every seller in Ascension Parish, so they live on their own pages rather than being repeated on each subdivision page: what a sale actually costs you on the seller net sheet; the homestead exemption, how it is filed and why it does not transfer to your buyer, in the Ascension Parish guide; and when to list.
Parish market figures are ROAM MLS medians for July through September 2026 and are not a valuation of your home. Tax and flood information is general, sourced to the parish and to FEMA, and is not legal, tax or insurance advice. This page is not affiliated with, endorsed by or published on behalf of any homeowners association, club, developer or builder named on it.
