How our listings work

How do I schedule a showing?

Call or text 225-438-9235, or use the form on the listing page itself. Tell us the day and rough time that works and we will confirm it with the seller. If you already have an agent, have them set it up — that is their job and we will work with them.

Do I have to be pre-approved to see a home?

Not to walk through an open house. For a private showing, sellers increasingly ask, and on a higher-priced home you should expect it. A pre-approval letter also means you can write same day if the house is right, which matters when a home does not sit long.

What happens at an open house?

You walk through at your own pace and ask whatever you want. Someone from our team is there with the disclosure, the survey where one exists, the HOA documents and the numbers. You do not have to sign anything to attend, and nobody will follow you around the house.

Can I see a home that is not listed yet?

Sometimes. Sellers occasionally let us show before photos are finished or before the sign goes up. Tell us the area, the price range and what you need, and we will tell you honestly whether anything like that exists right now.

Why does each listing get its own page?

Because a page you own can be shared, indexed and found, and it does not disappear when the listing closes. Buyers search addresses and subdivisions by name. A home that lives only inside an MLS portal is invisible to that search — and so is the seller who hired us.
