The golf club is not the HOA
The HOA states plainly that the swimming pool, the golf course and the tennis courts are not part of the Pelican Point HOA. A buyer who wants to play joins Pelican Point Golf & Country Club separately. Say that clearly in the listing rather than letting a buyer assume the dues cover golf and find out at the closing table.
Which streets are yours, and which are the parish's
Most streets are Ascension Parish property. The Greens, Pelican Isle Commons, Mallard Cove, Hidden Cove and River Winds have privately owned streets, and those owners pay into a street repair escrow. Which side of that line your house falls on changes what a buyer inherits, so confirm it before you list.
The Greens is age-restricted
The HOA describes The Greens as one of three subdivisions within Pelican Point, limited to residents 55 years of age or better, with 166 completed garden homes and townhomes and its own board, financials and architectural committee. If your home is in The Greens, that restriction is the single biggest fact about your buyer pool.
Sub-associations mean more than one set of documents
The Greens and Pelican Isle Commons run their own boards and their own assessments on top of the main HOA. Order every applicable set of resale documents early, not the week of closing.

It is not automatic, and it does not come with the house when you buy.
Homestead removes the first $7,500 of assessed value — roughly the first $75,000 of market value — from parish taxes on your primary residence. At the parish average of about 115 mills, a $250,000 home pays in the region of $2,012.50 a year after the exemption.
It is not automatic. The buyer of your home files their own, and if you are buying next, you file again at the new address. Your share of the year's taxes is prorated through the closing date and credited to the buyer at the act of sale.

What is my home in Pelican Point worth, and why won't you publish a median?
Pelican Point is not one pool of comparable homes. The Greens is a 55+ sub-association of 166 residences with its own board and its own assessments, and Pelican Isle Commons is separate again. A closed sale inside a sub-association tells you very little about a custom home on the main HOA’s rolls — different dues, different buyer, often a different product.
So we will not put a median on this page. A subdivision that sells a handful of homes a year does not produce a stable one — a single unusual sale moves it by tens of thousands, and publishing that as a fact would mislead you about your own house. Parish-level medians are stable enough to publish; street-level ones are not. The honest number comes from the closed sales that are genuinely comparable to yours, adjusted for floor plan, condition and lot, and we will pull them and show you the work. Ask for the number and you will usually have it within one business day.
Is Pelican Point a gated community?
